Lex Living is a locally owned residential real estate company focused on providing quality rental homes across Central Kentucky. We both own and manage a portfolio of residential properties, as well as manage homes on behalf of other property owners who value responsible stewardship and professional oversight. Our focus is on well-maintained homes, responsive communication, and long-term relationships with residents and owners alike.

We manage properties with a long-term, hands-on approach and a commitment to clear, consistent standards. Whether a home is owner-occupied within our portfolio or managed for a client, we apply the same screening criteria, lease expectations, and property guidelines to ensure a fair and reliable experience. Standard credit and background screening, reasonable pet policies, and ongoing property care help create safe, respectful communities and a smooth leasing process for everyone involved.

Below you’ll find a summary of our application requirements and rental policies.

Applications and Screening

All adults residing in the home must apply and will be included in the screening process, including credit and background checks. Our minimum credit score requirement is 650. We also review payment history, collections, bankruptcies, prior landlord balances, and other relevant credit factors. Adverse decisions or additional deposit requirements will be explained as required by law.

Applications will not be approved if any applicant:

• Is a registered sex offender
• Has a prior eviction filing
• Has been convicted of crimes involving illegal drug activity, injury to persons or property, or financial crimes or theft

False or omitted information may result in denial or lease termination.

Security Deposits

If the application is submitted within 30 days of occupancy or the average credit score is below 700, certified funds or a money order may be required for the security deposit and or first month’s rent. Deposits must be paid by an applicant on the lease and are held in accordance with Kentucky law.

Vehicles and Parking

Some properties are subject to subdivision or city parking restrictions and are limited to two active vehicles. Parking on grass or blocking sidewalks is prohibited. Damaged vehicles or commercial vehicles with signage must be parked in the garage.

Pets

Dogs and cats are permitted with approval. Breed restrictions apply, and a monthly pet fee of $25 per pet is required. Homes are limited to two dogs and three total pets. Excessive barking or disruptive behavior is not permitted. Service animals are accepted in compliance with the Americans with Disabilities Act.

Insurance and Safety

Renters insurance with at least $250,000 in general liability coverage is required, naming the property owner as an additional insured. Trampolines, swimming pools, and other hazardous items are not permitted.
